GoliathTech University: Tutorial 15

Are you considering adding an addition to your existing home? Here are some tips to help you succeed with your project.

WHAT EXACTLY IS A HOME ADDITION?

There are two main categories that most home addition/extension projects fall under:

  • The first is a smaller addition such as a porch, sunroom, extra bedroom, or even a larger kitchen. Generally, this type of project does not require a full foundation wall or basement.
  • The second is a larger project such as adding new rooms and common living areas or expanding your basement. These types of extensions usually involve a significant increase in the square footage of your home.

In both cases, helical (screw) piles are a superior quality and excellent long-term investment for your home addition projects.

WHAT YOU NEED TO KNOW ABOUT BUILDING HOME ADDITIONS USING HELICAL PILES

When a concrete wall or foundation is not required for your renovation project, GoliathTech screw piles are installed by a certified installer to support the load of the new structure. Once the installation is complete, the screw pile heads typically extend out of the ground by approximately 6 inches. The structure can either be placed on top or can be built directly on top of them, immediately after the helical pile installation.

In cases where helical (screw) piles are installed in a wall or in a concrete footing, our certified installer will have to wait until the soil is excavated to the desired depth. The piles can then be installed with a specific head on which the concrete will be poured.

Why add screw piles if I have a full basement?

Good question! When adding a foundation to an existing foundation, your contractor will probably want to combine them and attach the new one to the old one. This approach can create "stress" on your old foundation over time, especially if the soil beneath is soft and weak. Adding helical (screw) piles to the new foundation will provide the additional support your project needs.

How will the cost of my project be affected? Won't it cost me more?

The short answer is yes, but... the costs associated with future repairs caused by an inadequate foundation, far outweigh the initial cost of the helical piles when installed during the early stages of your construction.

I'm here temporarily, what's in it for me?

If your structure is on unstable ground, it may start to show signs of settling very early and probably before you are ready to move again. Proceeding efficiently at the beginning of the construction project will prevent you from devaluing your home at the time of sale due to having an unstable foundation for your structure.

If you are thinking of doing a home extension on helical piles, choose GoliathTech!
